This contemporary villa in Dzoraghbyur, Armenia embodies a rational and highly functional architectural approach. Its laconic exterior is shaped by clean proportions, precise detailing, and interior solutions designed for comfort and efficiency. The material palette – natural stone, warm wood, and refined metal accents – creates an ascetic yet elegant aesthetic, expressing a modern interpretation of private residential architecture in Armenia.


The villa is composed of five independent structural volumes connected through seismic and deformation seams, ensuring stability and safety within Armenia’s high-seismic activity zone. The entrance area and a two-car garage are positioned on the southeastern side of the site, while a semi-enclosed porch provides protection from the region’s wind, rain, and snow, serving as a smooth transitional space between the exterior and interior.


Certain program volumes, including the office and guest room, rise on structural columns above the ground, allowing full separation of these northern-facing areas and enhancing privacy. The L-shaped residential wing accommodates both the children’s and parents’ bedrooms and is strategically oriented to frame unobstructed panoramic views of the surrounding mountains, with Mount Ararat’s peak dominating the distant landscape.


Daylight and climate response are central to the villa’s design. Large panoramic windows face southeast to capture maximum sunlight throughout the day. A deep west-facing console provides essential shading during the hot summer months, while in winter the lower sun angle allows warm light to penetrate the interior. This same overhang creates a sheltered zone for the outdoor kitchen and summer dining areas, protecting them from excessive sun, rain, and snow.


The construction system relies on a monolithic reinforced concrete frame with varied height zones to support spatial hierarchy. Ceiling heights are carefully calibrated: 3.30 meters in the primary residential part, 4.20 meters in the dining areas, and a dramatic 5.40-meter height in the living room. The office volume stands at 3.0 meters in height and is elevated 4.65 meters above the lower terrace, while the remaining functional areas maintain a comfortable 3.6-meter height.


Overall building dimensions measure 28.4 meters in width and 56.2 meters in length, with a total height of 9.0 meters. Floor connections are facilitated by two refined reinforced concrete staircases, offering both structural integrity and architectural elegance. The ±0.000 level corresponds to the first floor, where the design clearly separates guest zones from the pool and recreation areas through thoughtful volumetric division and circulation planning.
